Bear Creek Appraisal Services LLC was established in 2015 by Terence G. Chacka, MAI, SAMA, who’s educational background includes a Bachelor of Science (BS) Degree in Real Estate, with Specialization in Commercial Property Appraisal from St. Cloud State University in St. Cloud, Minnesota (May 1996). His commercial real estate appraisal experience began with Kramer, Giesler, and Strand in February 1997. After meeting requirements of the Minnesota Department of Commerce, he was upgraded to the Certified General Appraisal License in October 1999.
In September 2001, Kramer, Giesler, and Strand (KGS) and Lunz, Massopust, Reid, and DeCaster (LMRD) merged to form Nicollet Partners, where he continued to work until July 2006. The experience in private sector allowed him to appraise a variety of commercial, industrial, and multifamily properties throughout Minnesota. He’s genuinely grateful to have been employed by highly reputable appraisal firms, with mentors who trained and prepared him with the skills and mind set to exceed expectations in this profession…a heartfelt thanks goes out to Ev, Larry, Jim, Ken, Marsha, Doug, Beth, Todd, Dave, Steve, and Rob.
In July 2006, Terence made a move to the public sector to work as a commercial real estate appraiser for Scott County. After meeting all criteria of the Minnesota State Board of Assessors, he was awarded with the Senior Accredited Minnesota Assessor (SAMA) designation in May 2011. In July 2014, he received the MAI designation from the Appraisal Institute. The path to accomplish this designation is very extensive and requires a college degree, completion of advanced education courses, passing the comprehensive examination, completion of a demonstration report, specialized experience review, and final membership application approval. Each requirement is integral to affirming and supporting the high standards of the MAI designation.
Terence presently works for Scott County in the Property & Taxation Services Department and is truly blessed to be living on the family farm that goes back decades. Bear Creek flows through the ±58 acre property that provides excellent hunting opportunities once Fall comes around.
